Emerald City Associates paid $8.6 million for the Magnolia Trace apartment complex, a 246-unit property located on North Harrell's Ferry Road. The complex sits near the intersection of Sherwood Forest Boulevard and Interstate 12, placing it in a high-traffic corridor with easy access to major commuter routes.

The sale closed earlier this month, according to public records. The acquisition marks the firm's first property in the area. Emerald City Associates focuses on value-add investments in multifamily housing, often targeting older complexes that need renovation or improved management. The Magnolia Trace complex was built in the 1970s and has seen a mix of ownership changes over the years.

Local real estate observers say the purchase price works out to roughly $34,959 per unit, which is below the average for newer complexes in the region. That lower per-unit cost suggests the firm may plan to invest in upgrades to raise rents. The area around Sherwood Forest Boulevard has seen steady demand for rental housing, driven by nearby retail and employment centers.
